RENTAL CRITERIA

Credit/Criminal and Background History: We check your credit and criminal background to verify a satisfactory history, also to verify that there are not any open bankruptcies or unpaid rental judgments or evictions, in order to be approved. The application fee of $75 per adult and administration fee of $100 per home is non-refundable. Applicant may be denied if there has been an eviction, balanced owed to a landlord, a bankruptcy or if you have been convicted or found guilty of a felony or crime.

Rental History: We require a satisfactory rental history. We contact your previous residencies to see the number of times you where late, how you maintained the property and the overall condition of the property. Applicant will be denied if another rental agency is owed a debt.

Employment History: We must be able to verify that you have a gross monthly income of at least 3 times the monthly rent. Married couples and related residents over 18yrs may combine incomes. You must provide proof of income through copies of pay-stubs and/or tax returns.

Pets: The pet policy varies from property to property. Chows, Rottweiler, German Shepherds, Doberman Pinchers and Pit Bulls or any mixture of may not be allowed. Any assistive animal will be accepted.

Security Deposits: The typical security deposit is equal to 1 month’s rent. The security deposit is 100% refundable to you as long as no damages occur to the property and it is in the same condition it was rented with no additional cleaning needed. The security deposit will be dependent on your ability to qualify for the property.

Renters Insurance: We require that the tenant(s) obtain renters liability insurance and it is recommended that tenant also obtain personal property insurance.

Applicant(s) and Occupant(s): Owners will allow a max of two persons per bedroom plus one. Any guests that reside in a home more than 30 days will be required to submit an application for residency and pay any necessary fee’s and deposit. Only applicants with approved credit and background will be added to the lease and be responsible for all terms, policies and procedures.

Owner has the right to override any management decision.

Each adult (18yrs and older) must complete an application package, any missing information or signatures may result in delays.

Submit $75 application fee per adult (certified funds) with your application. Payable to: The Estates Home Sales and Rentals.

Submit $100.00 administration fee per home in certified funds with your application. Payable to: The Estates Home Sales and Rentals.

Submit copies of pay stubs and/or tax returns showing sufficient income to qualify.

Copies of Drivers licenses and Social Security cards for all applicants.
